Job Description

The Asset Manager oversees financial performance and asset-level strategy to maximize value across the portfolio. This position delivers clear, data-driven insights and recommendations to ownership and investment partners. 

Status: Part-Time 

Salary: $40-$55/hr 

Responsibilities : 

Financial & Performance Management

  • Develop and manage annual budgets and multi-year business plans

     
  • Analyze NOI, cash flow, variance, and forecast performance

     
  • Identify revenue growth and expense optimization opportunities

     
  • Monitor CapEx budgets, ROI, and project prioritization

     
  • Support refinancing, valuations, and disposition analysis

     
  • Track KPIs and portfolio performance metrics

Portfolio Strategy & Planning

  • Create asset-level business plans

     
  • Evaluate hold vs sell strategies

     
  • Recommend capital improvement programs

     
  • Identify repositioning or redevelopment opportunities

     
  • Align asset strategy with ownership objectives

Reporting & Ownership Communication

  • Prepare monthly and quarterly ownership reports

     
  • Translate financial data into strategic insights

     
  • Provide clear recommendations to ownership

     
  • Support lender, investor, and partner reporting

     
  • Maintain data accuracy and decision-ready reporting

Qualifications & Experience

  • 7+ years of experience in real estate asset management, portfolio management, or real estate finance, with a focus on residential assets and exposure to commercial property

     
  • Proven expertise in budgeting, forecasting, NOI and cash flow analysis, variance reporting, and asset-level business planning

     
  • Experience overseeing CapEx planning, ROI analysis, refinancing support, valuations, and hold/sell decision-making

     
  • Strong ability to translate financial and operational data into clear, actionable recommendations for ownership, lenders, and partners

     
  • Highly organized, self-directed professional capable of managing responsibilities independently in a fractional role with limited oversight
